Machakos County has currently perceived as an Azimio la Umoja stronghold with voter registration of 620,254 registered voters. It is among the counties with the highest number of voters in the upcoming general elections. The politics of this county is interesting as their outgoing Governor supports Kenya Kwanza. In this article, we want to look at how the 2022 August elections are going to impact the real estate market in Machakos.

Facts about Machakos

Machakos County, nicknamed ‘Macha’, was the first capital city of Kenya and is now an administrative county in Kenya. The county is made up of 8 constituencies including Machakos Town, Mavoko, Masinga, Yatta, Kangundo, Kathiani, Matungulu, and Mwala. Machakos Town is the administrative capital of the county. Machakos borders Nairobi and Kiambu counties to the West, Embu to the North, Kitui to the East, Makueni to the South, Kajiado to the South West, and Muranga and Kirinyaga to the North West.

It has a total population of 1,098,584 people and covers an area of 6,208 square kilometers. The total population density is 177 persons per square kilometer. The Akamba people are the dominant habitants of Machakos County. The local climate is semi-arid with a hilly terrain covering most parts of the county. The beautiful hilly scenery is perfect for tourist-related activities such as camping, hiking safaris, ecotourism, cultural tourism, dance, and music festivals among many more. A number of establishments ensure the region has a well-rounded hospitality industry.

Machakos Town

  The town has been selected as the home to the upcoming Konza Technology City due to its proximity to Nairobi, good infrastructure, and the availability of massive chunks of land. Machakos County, Nairobi’s Eastern neighbor, is home to important industrial and residential centers like Athi River and Mlolongo. But unfortunately, most parts of the huge county still remain undeveloped, a planned technology city development will hopefully change that.

  Down the road from Makutano ya Chumvi will be what is billed as the continent’s first techie city. Built to the book, it will become the world’s third IT magnet after Silicon Valley in California, USA, and Bangalore in Eastern India. This project will attract talent from all over the world through a range of incentives and has been planned with state-of-the-art shopping facilities and a university. Some of the strengths of the town are:

  • Closeness to Nairobi County which is the capital city of the country.
  • Availability of massive arable land.
  • Strong gender supporting NGOs.
  • Well-endowed with natural capital including livestock, minerals, wild game, tourist attraction sites, rangeland and space.
  • A resilient local community with developed mechanism of survival.

Machakos Real Estate Market

The real estate and construction industry in Machakos has experienced exponential growth as private developers increase investments in response to the huge demand for housing, office space, and recreational facilities caused by the rapid growth in the country’s population, and increased foreign direct investment and trade in the region. With an increase in the population and congestion in neighboring Nairobi County, there is a growing demand for affordable housing. It’s estimated that 150,000 units are needed each year but only 35,000 are built each year.

While in Ukambani County, Deputy President William Ruto assured the residents that he is much aware and very much indebted to them in terms of constructing roads. He assured them that he is going to construct about 180km of roads in the area if he happens to take office as the president in the upcoming polls. William Ruto insisted on infrastructure development in the county that will see rapid growth of the real estate market in Machakos. Raila Odinga also promised the people of Machakos major infrastructural developments including upgrading of Machakos Town. He has insisted that Machakos County is one of the key areas to actualize vision 2030 goals.

Roads in Machakos

Machakos is one of the counties that has the most completed road constructions. Some of the completed road projects include the construction of the 15km Mlolongo-Athi River-Joska road which commenced in September 2020 while that of the Devki-Kinanie Road commenced in July 2021 though it is in the final stages. Other roads completed in the Mavoko sub-county comprise the second carriageway of Athi River Machakos turn off the road, the Mombasa-Lukenya Road, and the Syokimau community road. The mentioned roads are key enablers of real estate market in Machakos booming.

The construction sector in Machakos

There are projects that have been undertaken by the county government and national government. Here are some of the projects undertaken in Machakos that are key enablers of the real estate market in Machakos:

  • Water irrigation programs such as the 58.8 kmYatta Canal cost 2.2 billion and its completion has increased land under irrigation from 6,000 to 25,000 acres.
  • Urban Development Projects such as the improvement of the Commuter Rail Station at the Athi River at a cost of 434.4 million. The government has also spent 571 million on the installation of physical infrastructure in informal settlements in Machakos County.
  • Upgrading of Machakos Level 5 Hospital by providing modern equipment in the maternity and labor wards, outpatient department, Intensive Care Unit and Renal Dialysis Center.

Conclusion

Machakos county has a weakness of being semi-arid, with lack of water being the major issue. The real estate market still strives to grow in this county despite its challenges. The area has been improved as a producer of food to the nearby counties possible by irrigation project by the county government encouraging investments in the area.
