How August 2022 Elections in Kenya will Impact Real Estate Market in Kisii County.
Kisii County has the highest number of registered voters in the Nyanza Region. It is perceived to be Raila Odinga’s stronghold though he does not enjoy massive support according to the previous elections in 2013 and 2017 where his main competitor, President Uhuru Kenyatta also garnered a significant number of votes. We want to look at the polls that will impact the real estate market in Kisii.
Facts about Kisii
Kisii County shares common borders with Nyamira County to the north, Narok County to the south, and Homabay and Migori Counties to the west. The county covers a total area of 1,332.7 square kilometers and is divided into nine constituencies: Kitutu Chache North, Kitutu Chache South, Nyaribari Masaba (formerly known as Nyaribari East), Nyaribari Chache (formerly known as Nyaribari West), Bomachoge Borabu (formerly known as Bomachoge West), Bomachoge Chache (formerly known as Bomachoge Centre), Bobasi (formerly known as Bobasi South), South Mugirango (formerly known as Mugirango North) and Bonchari (formerly known as Bonchari South).
It has 9 sub-counties and 45 wards respectively. The county has a highland equatorial climate resulting in two rainy seasons—invariably in March and September/October—with adequate rainfall making it possible for farming such crops as tea, coffee beans, maize, finger millet potatoes, bananas, groundnuts, and dairy.

Kisii Real Estate Market
Some property investors are rushing to put up housing developments in Kisii town and its environs, attracted by good road networks and security. The region’s economy has been boosted by billions of shillings from the diaspora that have spurred rapid growth. Kisii isn’t just an agricultural town anymore; it’s a gem for investors in various sectors. The area is famous for its production of food, especially bananas and avocados—but population pressure has led to an intensive demarcation of land. Real estate agents say the rising demand for land that’s hard to find has led to a huge spike in prices. Evans Mbaka is one such real estate agent who says that buyers are attracted by the availability of water, electricity, and passable roads.
ODM party leader Raila Odinga has promised to build houses for Kisii and Nyamira residents so that they can leave enough land for agriculture. The region’s population has overgrown, leaving small parcels of land for agriculture. This will enable proper land use that will control real estate growth in Kisii. On the other hand, presidential candidate William Ruto has promised the youth an allocation of Kshs. 100 billion. This is to cater to the unemployed youth, giving grants to their businesses; this will make sure every youth depends on himself upon being elected president.

Roads in Kisii
The County has 1,132.598 km of classified roads and 435km of rural access roads. About 170.848kms of the roads are tarmacked, 292.55 km are graveled while 669.2 km are earth roads. These roads serve high agricultural potential areas in the county. However, poor maintenance and the hilly terrain of the county make them inaccessible during the rainy season. It is therefore important that existing roads are well maintained and more roads are turned to bitumen standards. The tarmacked roads pass through major town centers like Kisii, Ogembo, Nyamache, and Gesusu.
